GENERAL TERMS AND CONDITIONS FOR RUST EN RUIMTE IN LIMBURG
Article 1 Definitions
- The tenant: the person who rents the apartment in his or her name.
- The landlord: the owner of the apartment, Leon Roodbeen and Marleen Wijnen.
- The apartment: Rust en Ruimte in Limburg
- The site: the internet site www.rustenruimteinlimburg.nl
- The rental agreement: an agreement to rent the apartment.
Article 2 Reservation and Cancellation
- Booking requests for the apartment must be submitted exclusively through the website. Receipt will be confirmed by email with a payment request.
- After the landlord receives payment, the reservation is definitively confirmed and the rental agreement is concluded. If the tenant cancels after this confirmation, fees will be due.
- If a rental agreement is cancelled, the booker is liable for the following cancellation fees:
3.1. In case of cancellation up to 2 weeks before the start of the rental period, 50% of the rental price.
3.2. In case of cancellation within 2 weeks before the start of the rental period, 100% of the rental price.
3.3. In the event of early termination of the stay, the booker remains liable for the full rental price. - If desired, the tenant is responsible for arranging cancellation insurance.
- In case of cancellation, an invoice may be requested for the cancellation insurance.
- The minimum stay is 3 nights unless agreed otherwise with the landlord.
Article 3 Payment
- The rental fee (including cleaning costs) must be paid in full by bank transfer. Cash payments are not accepted.
- The entire rental price including cleaning costs must be paid at once when booking.
- Departure earlier than agreed – regardless of the reason or cause – will not lead to a refund of paid rent and cleaning costs.
- If the landlord is forced to cancel the rental agreement due to force majeure, they will notify the tenant by email. The landlord agrees to immediately refund any amounts already paid. The tenant has no other right than to reclaim this amount.
Article 4 Deposit
- The tenant does not pay a deposit.
- If something breaks or damage occurs, the landlord and tenant will make arrangements in mutual consultation.
- The final damage check will be carried out upon the tenant's departure unless a demonstrably different agreement has been made with the landlord.
Article 5 Rental price
- The following is included in the rental of our apartment: gas, water, electricity, rental of bed linen, towels and bath towels.
- The following is not included in the rental of our apartments: the mandatory final cleaning. The cost is €50 per cleaning session.
Article 6 Liability
- No rentals are permitted to persons under 21 years of age. Access to the property will be denied upon arrival without an accompanying adult. If in doubt, the manager may request identification. In the event of violation, the tenant will be ordered to vacate the property immediately. Paid amounts are non-refundable.
- The tenant remains legally liable for any damage he or she has caused, even if this damage is discovered after the end of the stay.
- The tenant is legally liable for their actions (or lack thereof) as well as the actions of their co-tenants and visitors, as well as for any damage they cause. The tenant must have third-party liability insurance.
- The landlord accepts no liability for any damage suffered by the tenant and/or their co-residents and/or visitors or their property as a result of their stay in the apartment or surrounding garden.
Article 7 Number of persons
- The number of persons that may stay overnight in the apartment is 2 and may not be exceeded under any circumstances.
- If the time limit is exceeded, the rental agreement will be considered terminated by operation of law and access to the apartment will be denied or refused without refund or compensation.
Article 8 Smoking
- Smoking is not allowed in the apartment.
Article 9 Pets
- Bringing a maximum of 1 pet is allowed in consultation with the landlord.
- The tenant is obliged to leave the house free of hair on departure, even if the final cleaning is done.
Article 10 Arrival and departure times
- Arrival time is from 3:00 PM in the afternoon.
- Departure is no later than 11:00 am.
- The tenant must adhere strictly to these times unless otherwise agreed and recorded in advance with the landlord.
Article 11 Responsibilities and obligations
- To ensure the smooth running of the stay, the tenant is obligated to comply with the landlord's and manager's guidelines, and is legally liable for any damage resulting from their unlawful conduct or failure to comply with the guidelines or these terms and conditions.
- The tenant undertakes to respect the rented apartment, including its furnishings, and its surroundings, including the noise level in the area.
- The tenant is obliged to provide access to the apartment or garden for necessary repairs and garden maintenance.
- The tenant must leave any existing household appliances, such as a washing machine, oven, or dishwasher, clean and empty upon departure. Failure to comply may result in a charge.
- Use of audio, video and household equipment and the internet is subject to proper functioning.
